Scope:
Otto was engaged by Newmark Capital to undertake extensive refurbishment works throughout the Como Centre Mall as well as the Office Amenities & Lobbies situated in the Como Tower. The project consisted of demolition works to the existing mall, staged works of approx. 2200m2 of tiling including crack matting, concierge upgrades to the walls, bulkheads and ceilings as well as the installation of a new concierge desk.
In the lobbies, demolition works were undertaken with new floor and wall finishes applied which was complimented with new lights, mechanical grilles and paint. 6 levels of office amenities were refurbished which required full strip out works and the installation of new finishes, including floor & wall tiling, vanities, partitions and fixtures. For minimal disruption to workers, hoarding was placed at the end of the amenities with non noisy works completed during the day and noisy works completed out of hours.

Total mall tiling replaced:

Mall flooring (Ground, Level 1, Concierge): Staged works of 2200m2 replaced, including crack matting.

Mall walls: 450m2 with mechanical fixing required. Mall infills 450l/m which included screed ready to receive crack matting and tiling.

Office lobby floors: 250m2.

Office lobby walls: 220m2.

Retiling of office amenity floors and walls: 660m2.
Total number of lights replaced in the mall and office:

30 lineal metres of coffer lighting was replaced, with an additional 70 LED downlights and feature lights installed.
Additional works:

A total of 300m2 of engineered 150mm heavy gauge 1.15bmt metal studs to receive wall tiles in the concierge area which included the provisions for mechanical fixings.

150m2 of Remix wall cladding installed throughout.
